Frequently Asked Questions
Does PCRES service residential or apartment product?
PCRES does not specialize in residential homes or apartment sales.
We have property outside of California. Can PCRES assist us?
Yes. With over 400 Strategic Alliance (SA) offices worldwide we have developed strong partnerships allowing us to deliver clients seamless real estate solutions.
What are the Fee’s PCRES charges?
In investment transactions fees vary based upon negotiated commission structures. These fees are typically paid through escrow.
In Lease transactions the fees are 99% of the time paid by the Landlord. Tenant’s are not responsible for paying the broker for services rendered in this case. Again, there are very few circumstances where the Tenant would be responsible for these fees. Broker fees are typically calculated based upon the total lease value created multiplied by the agreed upon percentage rate.
Our Expert Witness Department (EWD) charges $375 per hour plus travel, lodging and incidentals.
Does PCRES have a Property Management Division?
Yes. PCRES manages office, retail and industrial properties for its clients.
We need a broker to represent us in our commercial facility move. Is there a cost for this service?
PCRES does not charge Tenant’s for Tenant Representation Services. The Landlord pays PCRES for these services.
In the event your firm requires a Facilities Manager to fully oversee the relocation process, coordinate with movers, IT vendors, phones installers, cube companies and furniture providers – PCRES has close relationships with “fee based” servicers to insure a seamless move. In cases where the project exceeds 50,000 square feet, PCRES has agreed, in many cases, to absorb these costs. Please contact your PCRES broker for further details.
